Basic freehand sketches, diagrams, mark-ups and the like, used or created for the basis of conveying ideas and information, not to scale, and representative only, for directional use. Drawings consist of required plans and sections and may include any relevant details that are needed to convey the design idea. It represents a level of detail where sufficient design concepts are developed for the client to be able to establish the feasibility of the project, development potential of a site or particular approach the client wishes to pursue. Typically, these drawings will not be used for site set out. SK-DL-100 may also apply to hand sketches and hand-marked up plans. (marked-up plans that are being issued to the client should follow the procedure outlined by the residential project delivery manual ???. DL-100 is typically used for (but not limited to) documents being released at the Concept phase. |

At this level the design should be clearly defined, all information displayed on the drawings should be accurate in terms of Setout and geometry. |

Detailed Hand Sketch's or Drawings, Drawings at this level should consist of clearly defined and coordinated elements of the design. Plans, section and details should be completed to a level allowing the client to complete cost estimates on an elemental basis and on some projects (based on complexity scale) can be issued for Building Consent. No incomplete information should be shown on the documentation, and all information required to accurately tender the project should be included. |

Detailed Hand drawings, fully hand draughted with ruler & Draughting Tools, all elements 100% complete and coordinated and must be detailed to a level that they can be directly built off or consented. This includes all dimensions, annotation and any specific project-based requirements. Documents at this level should be comprehensively coordinated with other disciplines and clearly define the design, specification and extent of all building elements. Some elements, however, may still not be able to be directly built from but provide sufficient information for shop drawings etc. to commence without change. Changes to anything but minor detail refinement at this stage are very disruptive and expensive and often result in further complications to the project. Ensuring thorough coordination at this level is imperative. |
